What we see most in Mountainside

Mountainside is a borough of about four square miles that separated from Westfield Township in eighteen ninety-five and sits up on the Watchung ridge with the reservation on its doorstep. It is thinly settled by Union County standards, under two thousand people to the square mile, and a zoning ordinance more than fifty years old has kept retail off the Route 22 frontage almost entirely. There is no station in the borough, the nearest being a couple of miles away, so nothing arrives here on foot. Most of the housing is post-war single-family, built into a slope rather than set on a flat lot, and the slope is the single most useful thing to know about a Mountainside house before quoting anything on it.

A house built into a hill has more ground-level openings than its front elevation admits to. Walk-out basements, garages tucked under the main floor, rear sliders at grade even though the front door is up a flight, side entries onto the lower level. Stand at the kerb and you will count three doors. Walk the perimeter and you will find five or six. The lower-level doors are the ones fitted cheaply, never rekeyed, sitting out of sight at the back of a sloping lot. If you are spending on one thing here, spend it down there rather than on the front door, which is already the most visible and least likely approach on the entire property.

Now the part much of this industry will not tell you. Distance cuts both ways. The same seclusion that puts a basement door out of sight also means no pavement traffic, no transit stop, no casual passer-by and a long approach uphill, and opportunistic trouble is by definition not the sort that plans a long walk. A larger, more secluded lot is not simply more dangerous, and any page arguing only the fear side of that is selling you something. What genuinely does change out here is glass. Wooded lots and rear elevations facing nothing produce big glazed spans, and a lock is the wrong answer to a pane of glass. That is a lighting, camera and sightline problem, and our home security material sets it out.

So the sensible order here is this. Get every ground-level opening onto one key and actually locked. Put light and a camera on the elevations nobody can see from the road. Cut back the planting hiding the lower doors. Only then start thinking about hardware grade. We would rather sell you a walkthrough and a short list than a lock on every door, because on a house like this the doors are rarely the binding constraint. The highway frontage is a different business from the houses behind it, running to commercial hardware, closers and exit devices, and those buildings are best looked at as a whole unit rather than one door at a time.

Is a walk-out basement door really worth better hardware than the front door?

On most houses here, yes. It is out of sight from the road, it is usually on whatever the builder fitted, it is at grade even though the front of the house is not, and it frequently has glass in it or beside it. That combination makes it the weakest opening on a lot of Mountainside houses. A better deadbolt down there is money better spent than the same money on a front door that faces the street and already carries the strongest lock on the property.

We back onto the woods. Should we be worried about that?

Less than you will be told, and differently. A long wooded approach with no pavement and no transit nearby suppresses casual trouble more than it invites it. What actually changes on a lot like yours is visibility and glazing. You cannot see your own rear elevation and neither can anyone else, and there is more glass on it than on a street-facing house. Motion-sensing light and a camera on that side does more than another deadbolt would, and we will tell you that before selling you the deadbolt.

Can somebody walk the property and simply tell us what is weak?

That is the home security assessment and it is the thing we would book first on a house here. Every exterior opening walked and rated, the sloped-lot doors included, with glazing, sightlines, planting and lighting all noted. You get a list with the weak points named and an order to do them in. Plenty of people find half that list costs nothing to fix, which is a strange thing for a locksmith to advertise, but it is what usually happens on these lots.
