The do-not-exceed field is the whole thing

The reason locksmith work eats a property manager's week is the loop: a tenant reports a door, someone drives out, someone writes an estimate, someone approves it, someone drives out again. Two trips and four phone calls for a strike plate.

So the booking form asks one question:

Pre-authorise repairs up to: $______  (leave blank if you want a written estimate first)

Put five hundred in that box and the sticking door is fixed before we leave. Leave it blank and you get the estimate-and-approve loop you wanted anyway. Either way we are dispatched, and either way you are not chasing anyone.

You do not have to be there

The thing managers tell us they value most is not the lock work. It is that the lock work happens without them driving over to let us in, and that they can get in themselves afterwards without calling anyone.

So we fit a coded key box as a matter of course. Keys go in labelled — front door, boiler room, unit 3 — the code goes to whoever you say and nobody else, and it changes whenever you want it to. Contractors, cleaners, showings and your own site visits all run off it. When a tenant turns over we rekey and swap the keys in the box the same day.

  • One mobile service charge per visit, regardless of how many units or doors
  • On-site diagnosis across every door you want looked at during that visit
  • Itemised invoicing with unit and door references and before-and-after photographs
  • Any repair completed within the do-not-exceed amount you set

What costs extra, and how much:

  • Hardware, at the rates in the table above
  • Work above your do-not-exceed amount — quoted in writing and not started until approved
  • After 5 PM the mobile service charge is $350, collected before dispatch
  • Waiting time where a unit cannot be accessed at the scheduled time — $150 per 30 minutes

Property management questions

How do you price property management work?

Per solution, not per door and not per month. Every problem is different, so the $250 evaluation gets us on site to diagnose it, and the fix is quoted from what we actually find. In most cases it is done on the same visit.

Can I authorise work in advance so you do not have to call me?

Yes, and please do. The booking form has a do-not-exceed field. Put a number in it and we are authorised to complete anything up to that figure without calling. Leave it blank and you get a written estimate first, every time.

Do you do turnovers?

Constantly. A unit turnover is usually a rekey — $55 per cylinder — plus whatever the last tenant did to the door. Book several in one visit and there is one mobile service charge across all of them rather than one each.

What about a monthly retainer?

We are open to it, but we would rather not sell you one before it makes sense. If you are calling often enough that a flat monthly figure beats paying per visit, we will both be able to see it in the invoice history — and then it is a real conversation rather than a pitch.

Do you offer net terms?

NET 15 once we have done two jobs for you — the first one is card on delivery, which is how every relationship starts. Our preference after that is a card on file charged on completion, which is faster for everyone, but we understand that is not how every management company works.

Are you insured for multi-family and commercial property?

Yes — bonded and insured through State Farm, with commercial general liability and commercial automobile liability. Certificates provided on request, naming your entity as additional insured where your policy requires it.
