Start with the evaluation

Commercial problems do not quote over the phone. A door that will not latch could be the closer, the hinges, the frame, the strike, or the building settling — and the person describing it to you is usually not the person who will fix it.

So we sell the diagnosis as its own thing. $250, on site, and we tell you what is wrong and what it costs. In most cases we fix it on the same visit, because the truck is already there and stocked.

Prices shown are in effect from August 2026 and remain in effect until updated on this page. Final price is confirmed with you before any work begins. Multi-opening and multi-property work is quoted per opening after the evaluation. Ranges narrow considerably once we have seen the doors.

The work nobody advertises

Two things we do a lot of that almost no locksmith website mentions:

Continuous hinges

Commercial doors hang on hinges or pivots and both wear out. The default fix is to replace the pivot and be back in two years. A continuous hinge runs the full height of the door, spreads the load, and lasts about a decade. It costs more once and less over the life of the door.

Electric strikes and the frame metalwork they need

Fitting an electric strike properly means cutting the frame, setting the tabs, and making it look like it was always there — surface mounted or recessed. Access control integrators frequently subcontract exactly this to us, because they want to run wire and commission a system, not do metalwork on a door frame. If you are an integrator, that is an open invitation.

Commercial questions

How do I get a price for commercial work?

Book the $250 door and hardware evaluation. We come out, diagnose what is actually wrong, and quote it. In most cases we fix it on the same visit — which is why the evaluation is the single most useful thing we sell to a business.

What is a do-not-exceed amount?

A dollar figure you set in advance that we are authorised to work up to without calling for approval. Set it at five hundred and a sticking door gets fixed on the first visit. Leave it blank and you get a written estimate first and nothing happens until you approve it. Both are fine — the field exists so you choose.

Do you accept purchase orders?

Yes. Your PO number goes on the invoice, along with unit or door numbers so your records reconcile to ours. NET 15 opens up once we have completed two jobs for you; the first is card on delivery.

Can you provide a certificate of insurance?

Yes, on request, naming your entity as additional insured where required. We are bonded and insured through State Farm, carrying both commercial general liability and commercial automobile liability.

What commercial hardware do you actually work on?

Door closers, panic bars and exit devices, electric strikes including the frame metalwork they need, continuous hinges, mortise cylinders, storefront hardware, master key systems and high-security cylinders. The metalwork is worth calling out — a lot of access control companies subcontract that to us because they would rather run wire than cut a frame.

Are you available outside business hours?

Yes, 24/7. After 5 PM the mobile service charge is $350, collected before dispatch, and dispatch is subject to technician availability. Scheduled after-hours work for businesses that cannot lose trading time is arranged in advance at the same rate.

The thing we notice that you have stopped seeing

Every time we are on a commercial site we look at the doors. Not because we are selling you something — because after enough years it is impossible not to. A closer with one fixing left in it. A panic bar that is not quite latching. A hinge slowly tearing out of the frame.

These are not maintenance problems, they are liability problems. A commercial door closer is heavy. When one finally lets go it either comes down on somebody, or it takes the glass out on the way — and one of those is an injury claim and the other is a new door. Both cost many times what tightening it would have.

The reason it gets left is always the same: nothing bad happens on the day you decline the repair. It happens later, to somebody else, on a day nobody planned for.

There is an old line about paying the grocer or paying the doctor — spend on decent food now, or spend a great deal more later treating what it cost you. Commercial doors work the same way.
You are going to pay the locksmith or you are going to pay the liability. One of those two bills is arriving.

If we see something on your doors, we will tell you — whether or not you hire us to fix it. And if you would rather we looked properly, ask: we will walk every public-facing door, check the fixings, the closers, the latching and the hardware, and put what we find in writing so you have it on file.

What we guarantee on commercial work

  • 90 days on our labour, on every job. Rekeys, lockouts, door adjustments, installations — residential or commercial, the same number either way. If something we did comes loose, sticks, or stops working the way we left it, we come back and put it right at no charge.
  • MK-line smart locks — 2 years on the lock itself. If an MK-1, MK-2 or MK-3 we supplied gives you trouble inside two years, we come out, replace the unit and fit the new one free — the visit and the fitting included. Not a manufacturer's call centre, not a returns form. Us. This is the one place we guarantee the hardware, because it is the one lock we chose.
  • Other locks we supply — Mul-T-Lock, Kwikset, Schlage, Master Lock — carry their manufacturer's warranty on the hardware, and we file that claim for you rather than handing you a phone number. Our labour on them is the 90-day baseline above.
  • What none of it covers: damage, forced entry, or a lock that was sound when we left and has been attacked since.
