The waiting is the service
Anyone can change a lock. What makes an eviction lockout different is that the schedule is not yours and it is not ours.
The constable, sheriff's officer or Special Civil Part officer is scheduled for ten. Sometimes they arrive at one. But the moment they do arrive, they expect the entire thing to move immediately — and if the locksmith is forty minutes away, the whole day can collapse.
So we arrive thirty minutes early and we hold for up to an hour past the scheduled time, and that is built into the $450. We are already standing there when it starts.
For a landlord who has spent months, sometimes years, getting to this morning, having the locksmith already on site is not a line item. It is the difference between today working and today being rescheduled.

What the price includes:
- The $450 standby replaces the usual mobile service charge — it is not charged on top
- Arriving 30 minutes before the scheduled time
- Waiting up to one hour past the scheduled time at no additional charge
- Rekeying or replacing the lock on each secured door, including the hardware
- An itemised invoice naming the property, the doors secured and the officer's attendance
What costs extra, and how much:

- Doors requiring new hardware beyond a standard residential lock — quoted on site before fitting
Prices shown are in effect from August 2026 and remain in effect until updated on this page. Final price is confirmed with you before any work begins. Whether a door is rekeyed or fitted with a new lock is at our discretion on the day and does not change the per-door price.
Why the licence matters here specifically
Landlords routinely ask us for the business licence before an eviction, and they are right to. Some New Jersey counties require the landlord to show that a licensed locksmith did the work. Ours is Locksmith Business License Number 34LX00020300, it is on this website by law, and it is on your invoice.
If you are a landlord-tenant attorney and you need a locksmith your client's file will survive scrutiny with, that is the reason to use us rather than whoever answers first.
What we secure
Every exterior access door. The officer's expectation is that due diligence has been done and every access point addressed — not just the front door. That is also what protects you the following week.

- · 24/7 dispatch. We are not a Monday-to-Friday, eight-to-four operation.
Eviction lockout questions
How much does an eviction lockout cost?
$450 for the standby, which covers arriving thirty minutes early and waiting up to an hour, plus $200 for each door we secure. A typical three-door house is $1,050. Waiting beyond the first hour is $150 per additional thirty minutes.
Does the per-door price include the hardware?
Yes. Whether a door gets rekeyed or gets a new lock is our call on the day, based on what is on it — and either way it is the same price to you. We would rather make that judgment on the doorstep than have you guess at it in advance.
Do you need to see the court order?
No. We coordinate with the landlord or the attorney. In practice the officer is present when the lockout happens, which is what makes everything above board.
Why does it matter that the locksmith is licensed?
Because some New Jersey counties require the landlord to demonstrate that a licensed locksmith performed the work. Our Locksmith Business License Number is 34LX00020300 and it appears on the invoice. Booking us is part of how the paperwork holds up.
The officer never shows up on time. What happens then?
We wait. That is what the $450 is for — we arrive thirty minutes before the scheduled time and hold for up to an hour past it at no additional charge. Beyond that it is $150 per thirty minutes. Nobody has ever regretted having the locksmith already standing there when the officer finally arrives.
What if the eviction is cancelled or rescheduled on the day?
It is rare, and the $450 standby is still owed. We arrived early, we held the slot, and we were ready to secure the property — the reason it did not go ahead was on somebody else's end, usually the officer. That fee pays for our time and the truck being there rather than on another job. If it is rescheduled we will do everything we can to make the new date work, and the per-door charges only ever apply to doors we actually secure.
How many doors will you secure?
Every exterior access point. That is the standard the officer expects, and it is what protects you afterwards — a property is not secured if the back door still opens on the old key.
Can you do it same day?
Often, yes. Call rather than book online for anything time-critical.
Do you do apartment units as well as houses?
Yes, though most of our eviction work is on single-family properties. Pricing is per door secured either way rather than per unit.
