Summit houses have a specific problem

Summit grew around a railway station and it still shows. The Morris and Essex reached it in eighteen thirty-seven, the line bisects the commercial district from the town green, and two branches now converge at the station, which is why the town filled in earlier and denser than the farmland around it. Before it was a commuter town it was a weekend resort for New Yorkers wanting air, and that resort period left the estate-scale houses on deep, park-like lots that still sit at the top of the market here. The city has designated a dozen historic districts covering roughly the eighteen nineties through nineteen forty. The practical result is a town where nearly every house has outlived several generations of door hardware.

That is where Summit gets specific. Houses at this level get renovated rather than replaced, and renovation brings in hardware the average locksmith does not carry and does not want to see: EMTEK and Baldwin entry sets, Mul-T-Lock cylinders, imported European hardware, and the multipoint systems built into Andersen and Marvin patio and French doors, where one handle throws several bolts along the edge of the door. Multipoint is where most of the trade gives up. The usual quote is a full door replacement, because that is easier than sourcing a gearbox and it is a far larger invoice. These mechanisms can be serviced, the cylinders can be rekeyed and the locking strip can be replaced on its own. That work is something of a speciality here rather than an exception.

The other Summit pattern is accumulation. A house added to over a century collects keyways the way it collects extensions: three or four of them, a keyring that reflects it, and nobody certain what the fourth key is for. Consolidating that is usually an afternoon's work and it is the job people are most surprised by, because they had assumed it was not fixable. Take your key and try it in every keyhole. If it enters everywhere but only turns in some, those cylinders share a keyway and can be made to match. Where they cannot, we replace the outliers and key the new hardware to the rest. We would rather rekey good hardware than sell you replacements for it.

Summit is worth being honest about on security. The larger properties sit back from the road behind planting, which is quiet and pleasant and also means an approach nobody sees, but it equally means no pavement traffic and a long way in on foot, and opportunistic trouble does not generally walk that far. The real change at this end of the market is glass: wide rear elevations, patio walls, glazed doors. A better lock does not solve a pane of glass and anyone telling you it does is selling something. Summit questions

Our patio door locks at several points from one handle and it has stopped working. Is that a whole new door?

Almost never, though a new door is what you will usually be quoted. That is a multipoint mechanism, common on Andersen and Marvin units and on most imported European doors. The failure is normally the gearbox, the handle spindle or a bent locking strip, and each of those is replaceable on its own. The cylinder is often not a standard American part, which is the real reason most locksmiths refuse the job. Send photographs of the handle, the edge of the door and any maker's mark stamped on the strip before you book anything.

Can a house from the eighteen nineties genuinely be put on one key?

Usually, yes. Where cylinders share a keyway we rekey them alike, and that matching is included rather than charged for. Where they do not, that hardware has to change, and we key the new locks to the rest of the house so you still end up with one key. The point is not really convenience. A household carrying five keys quietly stops locking the door that needs the awkward one, and the unlocked door is the actual exposure, not the lock that was on it.

We already have expensive hardware. Do we need high-security cylinders on top of it?

Probably not on every door, and we will say so. Decorative entry sets from the better makers are well built, but the cylinder inside is often ordinary, so upgrading the cylinder alone gets most of the benefit without touching the appearance. Beyond that, spend where the weakness is. A basement or side door still on its original hardware is a better use of the money than a fourth high-security cylinder on a front door that is already the hardest way into the house.

How much does it cost to rekey a house in Summit?

Up to six cylinders — the usual three-door house — is $695 as the Rekey & Secure package, which includes the mobile service charge, keying every door alike, five keys cut and tested on site, and every deadbolt checked. Beyond six cylinders it is $55 each with a working key.

Is there a minimum charge?
