Our house is only a few years old. Is rekeying really necessary?
If you did not build it yourself, yes. The builder, the sales office, every trade that finished the unit, the cleaners and whoever ran the viewings all held a key at some point, and none of that gets audited at closing. Some new hardware also ships on a construction key system that only cancels when the owner turns the new key once, which plenty of buyers are never told. The rekey itself is quick on modern cylinders, and it is the one thing worth doing in the first week rather than eventually.
Will our association let us fit a keyless lock on a townhouse door?
Usually, but ask them first rather than us. Associations tend to care about the finish and the visible profile of a unit door rather than what is inside it, so a plain fitting in the same finish as the existing hardware is rarely refused. What is sometimes refused is a large exterior keypad in a different colour. We keep a conventional key override on everything we install, which covers the other thing associations ask about — access when a battery dies or a resident cannot be reached.
Our townhouse has three keys: front door, garage entry and the patio slider. Can they be one?
The front door and the garage entry almost always can, because on a development built in one go they are usually the same manufacturer and keyway. The patio slider is the awkward one: many use a different mechanism entirely and some will not take a keyed cylinder at all. Photographs of the three locks are usually enough for us to say which will join the plan and which has to be changed first, and estimates by text cost nothing. Where a slider cannot be keyed we will say so rather than fitting something that half works.
