What we see most in Madison

Madison separated from Chatham Township in eighteen eighty-nine, but the settled part of it goes back to the seventeen thirties, and the borough's oldest residential quarter is catalogued as running from roughly then through nineteen thirty. That is two centuries of building on the same streets. The Morris and Essex arrived in the eighteen thirties and did the rest. It put Manhattan within a commute, brought money in, and made the town's rose industry possible by getting cut flowers to the city overnight. At the peak there were dozens of growers here and something on the order of half a million square feet of glass under cultivation, which is how it came to be called the Rose City. Little of that survives, but the pattern it set does.

The practical consequence is that Madison houses do not have a hardware era, they have several. One block can run a colonial-period house, an eighteen-seventies villa, a nineteen-twenties Tudor and a bungalow, and a single house will often carry a mortise body on the front door, a nineteen-fifties cylindrical lockset on a rear addition and something off a big-box shelf on whatever was built last. Dating what is actually on a door is the first thing we do, because it decides everything after it. A mortise body gets serviced and rekeyed. A worn mid-century lockset gets replaced. Builder hardware on the newest opening usually gets replaced regardless of its age, because it was chosen on price and availability rather than on merit.

Madison also carries a rental component that towns of this character usually do not, because of the two university campuses and the people they bring in. A unit that has not been rekeyed between tenancies has an unknown number of keys in circulation, and for a landlord that is a liability question more than a security one. It is cheap to fix if it is done in batches, since several units in a single visit carry one mobile service charge between them rather than one each. For an owner-occupier the same principle applies at closing. You do not know who holds a key to the house you have just bought, and in fairness the previous owner does not really know either.

On security, Madison sits close enough in and is walkable enough that it is not the isolated end of our coverage, and we will not pretend otherwise to make a point. The larger properties on the outer edges do carry the pattern we see further west, set back, well planted, a lot of glazing across the rear elevation, and there the honest answer is that glass is not a lock problem.
