What we see most in Madison

Madison separated from Chatham Township in eighteen eighty-nine, but the settled part of it goes back to the seventeen thirties, and the borough's oldest residential quarter is catalogued as running from roughly then through nineteen thirty. That is two centuries of building on the same streets. The Morris and Essex arrived in the eighteen thirties and did the rest. It put Manhattan within a commute, brought money in, and made the town's rose industry possible by getting cut flowers to the city overnight. How do I tell whether a lock is worth keeping?

Open the door and look at the edge of it. A long rectangular faceplate with the lock body buried inside the door is a mortise, and those are usually worth keeping and rekeying. A round bolt through a bored hole with a separate deadbolt above it is a cylindrical set, and whether it is worth keeping depends entirely on who made it. If the brand is one you have only ever seen in a hardware aisle, it probably is not. Send a photograph of the door edge and the key and we will tell you before anyone books anything.

We let out a couple of units. Is rekeying between tenants actually necessary?

Necessary is a strong word, but it is the cheapest liability you will ever close out. You cannot know how many keys were cut during a tenancy and neither can the outgoing tenant, however honest they are. Rekeying a cylinder is a small job, and if you stack several units into one visit there is a single mobile service charge across all of them rather than one per unit. Doing four in a morning costs meaningfully less than four separate call-outs, so it is worth waiting until you can batch them.

The front door is original and stiff. Does that mean the lock is failing?

Often it means the door is, not the lock. A century-old door moves with the seasons, the frame settles, and the bolt stops meeting the strike squarely, which feels exactly like a failing mechanism from the handle side. Adjusting the strike, easing the door, and cleaning and lubricating the mortise body fixes a good proportion of what gets diagnosed as a dead lock. It is worth having someone look before ordering hardware, because in those cases the new hardware would not have fixed the problem either.
